Relocating to Stone Oak? A Family Guide to 78258, 78259, 78260, and 78261
Relocating to Stone Oak? A Family Guide to 78258, 78259, 78260, and 78261
QUICK ANSWER
Families relocating to North San Antonio usually land in four ZIP codes — 78258, 78259, 78260, and 78261 — because they combine strong public-school options, youth sports, retail on the 281 / 1604 corridor, and homes that typically range from the mid-$300s into the $1 million-plus luxury pocket. The decision is rarely “San Antonio vs. somewhere else.” It is NEISD vs. Comal ISD, commute vs. lot size, and whether you want the established Stone Oak / Sonterra rhythm or the more wooded Timberwood Park / Canyon Springs feel.
If you are moving in from out of town, PCSing to Joint Base San Antonio, or selling one home here to buy another, use this guide the way local families do: start with schools and daily life, then match the house to the calendar you already live.
WHO THIS GUIDE IS FOR
This is written for:
- Families relocating into San Antonio who keep hearing “look in Stone Oak”
- Parents already in the city who need more space, a specific campus, or a better sports setup
- Military households comparing Stone Oak to Schertz / Cibolo or Alamo Ranch
- Sellers in these four ZIPs who need a clear picture of who their buyer will be
It is not a citywide tour of San Antonio. North Central and far-north Bexar / Comal County behave differently from the rest of the metro. Pricing, days on market, and school demand are tighter here than the San Antonio average.
THE FOUR ZIP CODES AT A GLANCE
78258
How locals describe it: Stone Oak, Sonterra, Hills of Stone Oak
What families usually want it for: Established amenities, NEISD name recognition, golf-and-retail lifestyle
78259
How locals describe it: Encino Park, Bulverde Creek, Roan Forest
What families usually want it for: Strong NEISD elementaries, a little more house for the money than core Stone Oak
78260
How locals describe it: Timberwood Park and nearby custom / larger-lot pockets
What families usually want it for: Trees, space, Hill Country feel; confirm Comal ISD vs. NEISD before you fall in love with an address
78261
How locals describe it: Wortham Oaks, Cibolo Green, Canyon Springs area
What families usually want it for: Newer master-planned living, family amenities, still in the north-281 orbit
“Stone Oak” is a neighborhood and a shorthand for the whole north corridor. Plenty of 78260 and 78261 addresses get marketed as Stone Oak-adjacent. Always verify the school district and appraisal district, not just the ZIP on the mailbox.
WHAT HOME PRICES LOOK LIKE IN THIS CORRIDOR
Prices move month to month, so treat these as orientation — not an appraisal.
As of 2026 reporting across listing and sold data:
- 78258 / Stone Oak: often clusters from the mid-$400s into the $500s, with many family homes selling in the $400,000–$650,000 band and gated / custom / golf-adjacent homes running higher
- 78259: frequently lists and sells in the low-to-mid $400s
- 78260 / Timberwood Park: often the highest median of the four, commonly the $500s, because lots run larger and more homes are custom
- 78261: commonly the mid-$400s to high-$400s
- $300k–$450k: entry into the corridor — smaller footprints, older sections, or townhome / patio-home product
- $450k–$800k: the core family house — 4 bedrooms, playable yard, the campuses people actually request
- $800k–$1.3M: luxury family homes, custom Timberwood lots, gated Sonterra, and view or golf-oriented properties
Stone Oak itself has often held value and sold faster than the broader San Antonio market, which is why a well-prepared listing in 78258 still draws serious local and incoming demand.
THE QUESTION THAT DECIDES THE HOUSE: NEISD OR COMAL ISD?
This is the section relocators get wrong.
NORTH EAST ISD (NEISD)
Most of 78258 and much of 78259 sit in NEISD. Families specifically ask about:
- High schools: Ronald Reagan High School and Claudia Taylor “Lady Bird” Johnson High School
- Middle schools: Bush, Lopez, Tejeda, and others depending on the exact address
- Elementaries parents name out loud: Stone Oak, Encino Park, Canyon Ridge, Wilderness Oak, Tuscany Heights, Hardy Oak, Roan Forest, Bulverde Creek
NEISD is the brand many out-of-state parents have already Googled. That demand shows up in both purchase price and resale.
COMAL ISD
Drive north on U.S. 281 and the school line can change before the marketing language does. Timberwood Park and parts of 78260 / 78261 are often Comal ISD, with Smithson Valley High School as the high-school name families hear most.
Comal ISD is highly regarded in its own right. It is simply not NEISD. The tax bill can stack differently too (Bexar vs. Comal appraisal district, city vs. unincorporated).
Never buy by subdivision name alone. Two streets in what looks like the same community can feed different campuses. I check the current attendance zone for the exact address — and I tell every incoming family to do the same — because districts redraw boundaries.

NEIGHBORHOOD BY NEIGHBORHOOD (THE WAY FAMILIES ACTUALLY CHOOSE)
STONE OAK AND SONTERRA (78258)
Best if you want the “we already know where the HEB, pediatrician, and Saturday tournament are” version of North San Antonio.
Sonterra subdivisions orbit The Club at Sonterra and have a built-in social calendar. Hills of Stone Oak and nearby pockets give you more of the classic 1990s–2000s family floor plan that still shows well: open living, game room, and a backyard kids can use.
Choose 78258 when commute predictability and amenity density matter more than a one-acre lot.
ENCINO PARK, BULVERDE CREEK, AND ROAN FOREST (78259)
Best if you want NEISD campuses without paying the full premium for a Stone Oak Parkway address.
Parents in this ZIP are usually optimizing for a specific elementary, a shorter hop to 1604, and a yard. It is one of the most practical “we need to close before school starts” ZIPs in the farm.
TIMBERWOOD PARK (78260)
Best if you want trees, a larger lot, and a Hill Country edge while staying 10 minutes from Stone Oak retail.
This is where I slow buyers down on purpose. Confirm:
1. School district (Comal vs. NEISD)
2. County and tax entities
3. Whether the house is in a recorded subdivision with a strong resale history or a more custom / acreage pocket that appraises differently
Timberwood is not “more Stone Oak.” It is a different lifestyle that happens to share a shopping corridor.
WORTHAM OAKS, CIBOLO GREEN, AND THE 78261 CORRIDOR
Best if you want newer amenities, sidewalks, and a master-planned feel. Families coming from other states often like 78261 because the neighborhoods photograph the way they expect a “good suburb” to look.
Match the HOA rules to your real life: trailers, backyard sports equipment, rental caps, and exterior colors matter more here than buyers think on tour number one.
IS STONE OAK GOOD FOR MILITARY FAMILIES?
Yes — for a specific kind of military move.
Joint Base San Antonio is not one gate. Lackland, Fort Sam Houston, Randolph, and Camp Bullis sit on different sides of the metro.
Stone Oak and the 78258–78261 corridor tend to fit families who:
- Are reporting to Fort Sam Houston or spending time at Camp Bullis
- Will accept a longer drive to Randolph in exchange for NEISD / north-corridor amenities
- Are senior NCOs, officers, or dual-professional households who want the school-and-sports version of San Antonio, not only the shortest gate-to-driveway time
- May retire here or expect another tour and care about resale
If the assignment is Lackland, many families correctly look west first (Alamo Ranch / NISD). If the assignment is Randolph, Schertz and Cibolo are closer. Stone Oak is the upgrade choice when schools, medical, and daily retail outweigh a 10-minute shorter commute.
VA financing is common in this area. The constraint is usually the house and the campus, not whether a lender can do the loan.
DAILY LIFE: SCHOOLS ARE ONLY HALF THE DECISION
Families stay in these ZIPs because Tuesday night works.
Sports. Youth soccer, baseball, softball, volleyball, swim, and football fill the calendar. If you have athletes, ask which fields and which club programs sit inside a 15-minute radius of the house you are about to buy. That question prevents a lot of regret.
Errands. Stone Oak Parkway, U.S. 281, and Loop 1604 put grocery, medical, dining, and tutoring in a tight loop. Incoming families from higher-cost cities are often surprised by how much of life happens without getting on a downtown highway.
Medical and work. The north-central medical presence and commutes toward the South Texas Medical Center, USAA, and 281 employers are a quiet reason this farm stays sticky.
Events. From school calendars to neighborhood and parish events, this corridor runs on a family clock. That is also why listings here photograph better in spring and early fall, and why “we have to be in before August” is a real deadline, not a preference.
HOW TO CHOOSE A NEIGHBORHOOD IN SEVEN DAYS (RELOCATION VERSION)
If you are coming from out of state and cannot tour for a month, use this order:
1. List the non-negotiables. Campus names, maximum commute, minimum bedrooms, yard vs. lock-and-leave.
2. Pick the district first. NEISD or Comal ISD. Everything else is a house search inside that decision.
3. Tour two contrasting ZIPs in one day. Example: a Sonterra / Stone Oak address in the morning and a Timberwood Park address in the afternoon. You will know which lifestyle you are actually buying.
4. Drive the commute at the real hour. 281 and 1604 do not look the same at 7:15 a.m. and 2:00 p.m.
5. Price the full payment. Principal, interest, taxes (Bexar vs. Comal), HOA, and insurance. Two $550,000 list prices are not the same payment.
6. Check resale, not just the kitchen. Incoming military and corporate buyers will ask the same school and commute questions you are asking now.
7. Write the offer around the calendar. Start-of-school, PCS report dates, and lease-break windows matter more in this farm than winning a bidding-war headline.
IF YOU ARE SELLING IN 78258–78261
Your most likely buyer is not “anyone in San Antonio.” It is a family who already filtered for these schools and this corridor.
That changes the listing plan:
- Lead with campus, commute, and how the house lives on a school night, not only granite and square footage
- Prepare for out-of-town buyers who will tour in a compressed window
- Price to the micro-market. Stone Oak, Timberwood Park, and 78261 do not move on the same clock as the citywide SABOR average
- Expect questions about HOA, roof age, and whether the floor plan works for sports gear and a home office
A listing that answers those questions in the first photo set and the first paragraph of the remarks gets better showing quality.

FREQUENTLY ASKED QUESTIONS
Is Stone Oak a good place to raise a family?
Yes. Families choose it for highly requested NEISD campuses, a dense mix of parks and youth sports, and everyday retail that does not require a cross-town drive. The tradeoff is price: you are paying for location and school demand, not for the cheapest square footage in Bexar County.
What is the difference between 78258 and 78260?
78258 is the Stone Oak / Sonterra core — more amenity-dense, more likely NEISD, more “in the middle of it.” 78260 is more Timberwood Park and larger-lot / wooded living. Confirm the school district on every 78260 address. Many buyers love 78260 once they see the trees and the space; some miss how different the daily rhythm is from Stone Oak Parkway.
Which ZIP is best for schools?
There is no single winner. 78258 and 78259 are the ZIPs most often searched specifically for NEISD. 78260 and 78261 can be outstanding as well, including Comal ISD options, but only if the exact address matches the campus you want. Buy the attendance zone, not the ZIP.
Can I use a VA loan in Stone Oak?
Generally yes, on eligible properties. The better question is whether the payment, HOA, and tax rate fit the house you want in this price band. Many military buyers in this corridor are shopping $400,000–$700,000 family homes and a smaller set of luxury properties above that.
How far is Stone Oak from downtown San Antonio?
Plan on roughly 20–30 minutes off-peak via U.S. 281, and longer at rush hour. Fort Sam Houston is typically more realistic than a daily downtown commute for a lot of north-corridor households. Always drive it at your actual work time.
Is this a good area for luxury homes?
Yes, in pockets — gated Sonterra, custom Timberwood lots, and higher-end Stone Oak sections. Luxury here is usually still a family house: more lot, more privacy, better finishes — not a high-rise lifestyle.
Do I need a local agent if I already have a friend who sells elsewhere in San Antonio?
You need someone who works this farm every week. School lines, HOA cultures, which builders still have inventory, and which streets flood or back up at pickup are hyperlocal. Citywide experience is not the same as 78258–78261 experience.
WORK WITH A LOCAL WHO ALREADY LIVES THIS MARKET
I have spent a decade helping buyers and sellers relocate in and out of San Antonio, with a focus on families in 78258, 78259, 78260, and 78261. I am a former teacher. I have kids in local schools and sports. I work the full price range, including luxury family homes, and I stay in touch with my people every month on both the buy side and the sell side.
If you are:
- PCSing or taking a corporate transfer to San Antonio
- Choosing between Stone Oak, Encino Park, Timberwood Park, and 78261
- Listing a home in this corridor and want it positioned for incoming families
start with a conversation about schools, commute, and timeline. The right house in this farm is the one that still works in October, not only on listing day.
Next step: Tell me your must-have campus, your latest arrival date, and your price range. I will map the two or three micro-areas that actually fit — and the ones you can stop touring.
