San Antonio home sales are increasing, but buyers still have considerably more choices and negotiating power than they did during the pandemic-era housing market. For sellers, pricing and presentation matter more than ever.

San Antonio Housing Market at a Glance

According to the latest available San Antonio Board of REALTORS® market statistics, 3,479 homes sold in the San Antonio area in June 2026, an increase of approximately 15% from the same month last year.

The median sales price was $329,730, while the average sales price reached $401,319.

Meanwhile, buyers had more than 17,400 active listings to choose from and approximately 6.13 months of housing inventory.

What does that mean?

San Antonio isn't one simple buyer's market or seller's market. Conditions vary considerably depending on the neighborhood, price range, condition of the property and competition surrounding the home.

That's where hyper-local information becomes much more valuable than a national headline.

How Long Are Homes Taking to Sell in San Antonio?

The latest San Antonio market data shows an average of approximately 77 days on market.

That is an important number for both buyers and sellers.

Buyers generally have more time to evaluate homes, compare neighborhoods, conduct inspections and potentially negotiate terms.

Sellers need to understand that today's buyer has options. Pricing a property correctly from the beginning can make a significant difference in how quickly it sells and how much leverage the seller maintains during negotiations.

Is San Antonio a Buyer's Market in 2026?

The short answer: San Antonio is closer to a balanced market, but prepared buyers currently have meaningful advantages.

Approximately 6.13 months of inventory is generally associated with a more balanced housing market. SABOR has also highlighted the increase in housing choices available to San Antonio-area buyers.

That doesn't necessarily mean every seller is desperate to negotiate.

A renovated home in a highly desirable neighborhood can behave very differently from an overpriced property that has been sitting on the market for several months.

But compared with the ultra-competitive market of several years ago, today's buyers may have more opportunities to negotiate:

  • Purchase price

  • Seller-paid closing costs

  • Repairs

  • Interest-rate buydowns

  • Closing dates

  • Other contract terms

At the same time, the 15% year-over-year increase in sales shows that buyers are still actively purchasing homes.

Good properties can and do sell.

What Are Mortgage Rates Right Now?

Mortgage rates remain one of the biggest factors affecting affordability.

As of August 6, 2026, Freddie Mac reported that the average 30-year fixed mortgage rate was 6.69%, compared with 6.66% the previous week.

For buyers, this is why looking only at a home's asking price can be misleading.

The more important question is often:

What will this home actually cost me per month?

Purchase price, interest rate, property taxes, insurance, HOA fees and available seller concessions can all affect the final payment.

In today's market, the right negotiation strategy can sometimes be just as valuable as finding the right house.

The latest SABOR numbers showed the area's overall median sales price increasing year over year. At the same time, higher inventory means individual sellers can face considerably more competition.

A citywide median cannot tell you exactly what's happening with a home in:

Alamo Heights
78232 / North Central San Antonio
Medical Center
Helotes
Boerne
New Braunfels
Schertz / Cibolo
or another specific subdivision.

Even two neighborhoods a few miles apart can behave very differently.

That is why I prefer to evaluate the micro-market surrounding the individual property, not simply quote a San Antonio average.

What's Happening With Housing Supply in San Antonio?

Housing supply and affordability continue to receive attention at the local and national level.

The recently enacted 21st Century ROAD to Housing Act includes measures designed to address housing supply and expand future housing opportunities. SABOR specifically noted that San Antonio's approximately 6.13 months of inventory represents a much more balanced environment than buyers experienced just a few years ago.

New construction also remains an important part of the San Antonio and Central Texas housing market.

That creates another important consideration for resale homeowners:
